We all have our opinions, and real estate agents seem to be never short of them. Sadly, though, I've observed over my 40-plus years in this business that real estate agent opinions are almost always based on anecdotal evidence rather than facts.

    When they can't sell it, they walk out on the loan and the banks own the properties as long as they want to or if the state takes them for some kind of tax default.....So if the plandemic is part of the states wanting to get money this way.....The bioweapons causing illness....is like the fires.....Not as bad as it get's for those that didn't get burnt out.... but appears to be approaching as the fire seasons have increased to the point where lot's of people can no longer afford fire insurance or the insurance payouts are too small....they are legally allowed to cut off insurance money after they paid a certain amount so everybody does not get paid..... The CA coastline probably has fewer tourists daily now than Hawaii which is down almost 300,000 a day from last year....Just look at tourism....and what's happening in Hollywood..... getting some seriously negative press in the alt news.....If it's more than a virus they are concerned with....It's some kind of financial crash like some new kind of 29 stock market crash to have so much job losses for so long, and with some financial stimulus......The ruling classes know what war, financial crashes and death is....They set it up....reset it up....for millennia..... If your up near BelAir I expect with the royals Harry and Meghan looking to buy property there in BelAir next to Getty Museum in Brentwood, LA.... I expect real estate will hold some value...OR the young royals are there to buy up land on the cheap.....That's what young people do, try and be up and coming and investing at any real estate, stocks, land grabs, etc....But if they anticipate a war, via fire or explosions, they try and get into the underground elite special shelter city bunkers under Getty Museum.... It's been said that if the world comes to an end as it has before many times, the same thing always happens even in ancient history.....the wealthy retreat either underground or up in spaceships and hold out there for the surface to clear and then it gets rebuilt.....after the royals and elites put their name on all the lands of war spoils...... if end times or wars won't allow the sales of ANY leftover or burnt up.... land out there to bulldoze and rebuild it's because they have to cover up the tunnels under the mansions first......and that's what the high price out there is all about.....and why they don't need many police around....they protect themselves on their big money.....Nowadays lot's of people want to bulldoze around their houses and find tunnels if they can......

      @@Homeispalosverdes I've been living in Southern California all my life. Very little surprises my now a days. My interest is in remote coastal landscapes. I'm a photographer and my favorite destination is Mendocino Country CA. I have been up and down the CA coast a couple of times as job and money permits. The Palos Verdes Peninsula comes close to resembling the northern and central coastlines. However I don't seem to have the desire to pick up my camera and start shooting photos since I live in the Harbor/South Bay area. BTW another fascination of mine is lighthouses. There's a book called "Brilliant Bacon's: A History of The American Lighthouse" by Eric Dolin. Looks like it belongs in your office! :-)

    What I remember from PV when I was a kid / teenager. Views of the snow capped mountains framing the LA basin after a strong winter's rain. Fog until noon. Playing in the tide pools at Abalone Cove. Summers spent swimming in the pool at Malaga Cove, skin diving at Bluff Cove and hanging out at RAT Beach (RATs). Lots of really nice people, but an equal number of arrogant snobs.

      +ExtrovertedCenobite I won't argue your "biased" descriptive. That may (or may not be true), I will merely concede the point. And you are incorrect to conclude in an environment of rising interest rates and rising inventory, that prices can not increase. I've been serving my clients here in the South Bay area of Los Angeles county for over 35 years. I've seen 3 major economic cycles and there have been periods of time in each of those cycles when demand has been strong enough in which with rising rates and rising inventory, prices continued to appreciate. Sometimes people forget to understand why interest rates increase - rates rise either as demand for money increases and/or when the Feds anticipate an improving economy and try to manipulate (wrongly in my view, let the free market dictate) the cost of money. In either case, it is an improving economy which fuels rising rates and as such, an improving economy creates higher demand for housing and that demand, higher prices. Your thoughts?

      If you read my post the first time and missed what I stated, please read it a second time. It is as follows: "So they are stating that inventory will increase, interest rates will increase and home prices will increase." - Simple economics will not allow an increase in inventory, interest rates and home prices under a normal scenario. Supply and Demand will see to it that we balance out on one side or the other. - Furthermore, my partners and I are noticing homes on the market for over 250+ days, this does not bode well with a healthy market for Sellers or soon to be owners. Lastly, we are in touch with 5 markets across the country and they all seem to be following the same trajectory. - I don't assume I have a crystal ball but I do understand that more likely than not, this is a danger zone we are entering at the moment. Again, this doesn't mean that he government or the banks can't pull a trick out of a hat to keep the bubble alive but it does mean that one should be very cautious at the moment.

      +ExtrovertedCenobite I hear you. And what my argument would be is that looking ONLY at inventory tells you half the story. For example, you were to read this www.bestpalosverdeshomes.com/seller-buyer-tips/palos-verdes-real-estate-trends/ the table there shows that for the South Bay, while inventory increased, demand (the other half of the story) increased 6-7 times more! So yes, there are scenarios in which inventory can increase and prices still go up. It's the interaction of supply AND DEMAND that make a market :)

      +ExtrovertedCenobite nothing to forgive; you're entitle to my opinion. i insist however that you acknowledge that i'm reporting facts in this table. the numbers are the numbers. what you or i conclude from them is up to interpretation. i maintain that when supplies are up and yet demand is up even more, then price appreciation can and most likely will occur, even in the fact of higher interest rates (heck, we had appreciating prices here in the South Bay area of LA County when interest rates were 10 -12%!) I posit the concept that real estate, being a commodity, has its price determined by supply and demand. if one is in an environment in which demand increase is 6-7 times the amount of supply increase, i go down on the side of economics and prices will rise. if you choose to have a contrary opinion, that's fine, again, you need not ask my forgiveness, but i do again, insist that you give me the respect more than what your implication is in your comment "...from a website owned by a realty company..." You are implying dishonesty Sir/Madam and I take offense at that. I'm reporting facts in that table. Nothing but the facts.

    I read an article today about how nearly half of #PalosVerdesSchool students are opting out of Common Core. www.bestpalosverdeshomes.com/palos-verdes-school-students-opting-out-of-common-core/ Regardless of how you feel about the educational benefits or lack thereof of the #CommonCore curriculum, this was an interesting statistic especially as it relates comparatively to other “affluent” neighborhoods around the country. Barry Yudess of RestorePVEducation sites this as a victory and you can read more about RestorePVEducation here For whatever its worth, my opinion on this is that because Palos Verdes School rankings are so very, very high which is a HUGE reason Palos Verdes home values are so high and consistently so and consistently remain resilient to the economic down cycles, whatever it is that can be done to keep the quality of education to high standards is a great thing. And my gut feeling is that “outside” influences from a bureaucratic authority which tries to create a “one size fits all” system, is NOT the way to keep Palos Verdes School standards high.Palos Verdes School What’s your opinion on this?     Some of the homes in PV Estates are way over $2M. I like to view PV Estates using Google Earth and zoom in on those with large roof tops and pools "behind the gates"

      better late than never... sorry for the much belated reply. i sold this condo long ago and the reason i didn't show the inside so much was because it was a super small unit and not in great condition
